What to Expect During a Home Inspection?

During the past years, home inspections have changed to better accommodate the changing legal and environmental factors protecting both the client and the inspectors.

Standard home inspection guidelines are now observed providing a more detailed report. Inspectors are also expected to have a license and/or have a certificate for specialized qualifications or affiliated to a professional inspection organization.

Depending on the size of the house, inspections usually take two to four hours while cost ranges from $300 or more. Sometimes, you could score a lower rate depending on where you live.

A report will be provided that states the current condition of the house. Major concerns such as water damage and structural issues, ventilation and insulation, chipping paints both in the interior and exterior parts of the house, old or damaged doors, windows, roof and floors, plumbing, and electrical system are also checked as well as the issues with the HVAC system.

Types of Home Inspection Services Excluded in Your Report

On a side note, home inspectors rely on the visual aspects of the house which means that parts that are hidden behind the walls, floors, ceilings, and furnaces are not included unless you employ the assistance of an inspector specializing in this field. 

Moreover, additional charges may apply for radon, termites, and mold inspections. At times, you will also need to look for specialized inspectors.

Although home inspectors provide unbiased reports, it is recommended to have a home inspection checklist of your own just so you could have an idea of what the report would state. This could also help you get a reference of how much you’d need to spend for repairs helping you decide whether to push thru with the inspection or look for another house to rent or purchase.

You could also talk to your chosen inspector and maybe get some discount for specialized home inspection services. Another option is to look for a home inspection firm that either offer promos or have packages that includes specialized inspections.

Lastly, as a reminder, remember to ask and ensure that the inspector can answer questions even after providing their home inspection services in case you need  a concise explanation about a particular part of the report.
